New Plans Take Shape for Henry County

Developer Geosam Capital announces the planned development of a new megaproject ~ The Grove.

DULUTH, GA / ACCESSWIRE / February 3, 2023 / A new mixed-use master-planned community is in the works for Henry County. The Grove is a 1,280-acre property located off Highway 19/41, north of Hampton. Located just 22 miles from downtown Atlanta, the project proposes over 7,000 residential units, including single-family, townhome and multifamily complexes to support a diverse range of future residents. The Grove would offer an additional 2 million square feet of commercial space, including retail, hotel, and multi-use commercial/office space. Geosam plans to evaluate the feasibility of a range of uses, including constructing sound stages and production facilities.

In addition to housing and commercial space, the project aims to dedicate 150 acres to parks, trails and open space, ensuring connectivity between residential and commercial uses. A new fire department and police precinct have also been proposed to be constructed on land donated by Geosam.

Geosam has been working closely with Henry County and Georgia Department of Community Affairs and hopes to obtain land entitlements/zoning by midyear. Upon approval, infrastructure improvement planning will move forward, with the project projected to break ground as early as 2024.

The lakeside community is planned to be primarily developed by Geosam, with opportunities for new commercial and residential partners to participate. Geosam expects multiple national and regional homebuilders within The Grove. A master architectural committee has been proposed to oversee the varying architectural influences throughout the project, to maintain a consistent character throughout.
