Mid-Atlantic Waterproofing Awarded A Patent For A Water Management System That Keeps Basements Dry

Mr. Levine added that moisture is usually present in soil surrounding foundations and that rainwater, snow and ice melt-off can exacerbate that condition. Moisture seepage into underground basements, he said, usually occurs because the earth around the foundation was disturbed during the building process and is not nearly as condensed as earth not disturbed during construction. Hydrostatic pressure caused by the water build-up around the foundation causes stresses on foundation walls and, eventually, leads to cracks in the foundation walls and floor. Those cracks are the conduit for water to eventually find its way into the basement.

"Traditional waterproofing solutions," noted Eric Tullio, Mid-Atlantic's National Operations Director, "typically employ sealants on or injections into cracks to stop seepage. Unfortunately, moisture is persistent. Water follows the path of least resistance and finds its way in." Mid-Atlantic's system, he said, essentially accepts that water will eventually get into the basement, regardless of any and all sealants. "Our solution," he said, "involves digging a trench around the basement perimeter, installing a drain tile system surrounded in gravel and then bleeding the foundation walls to allow water to escape down into the drain tile. Holes are drilled at the top of block foundation's walls to allow water to escape down the drain tile. A convection port is installed at the top of the wall and weeping ports are installed at the base. These allow for continued air ventilation and prevent further deterioration of the bottom block." The drain tile, he added, is directed to a submersible pump, and then Hydro-Trac is installed on top of the footing over the gravel and piping. "Then," he said, "when the concrete floor is poured back, Hydro-Trac prevents the concrete from filling the weeping ports, thereby allowing for continued flow of any future moisture in the basement. It also acts as a vapor barrier, preventing moisture from seeping up through the new concrete by this new, state-of-the-art, water management system." Mr. Tullio also noted that Hydro-Trac is environmentally friendly and produced by Unipar Plastics, a family-owned, Reedsville, Pennsylvania manufacturer specializing in custom molding of 100 percent recycled materials.
