227 Homes Sold in Fairview Housing Development

DALLAS, TX / myprgenie.com / ACCESSWIRE / May 05, 2014 / Villas in the Park is at 98 percent capacity, with only a handful of homes left for sale in the housing development on Fairview Parkway in Fairview, Texas. Dallas builder Grenadier Homes has sold 195 town homes and 32 detached patio homes in the development since construction started in 2007. Construction on the final homes is expected to be completed by the end of June.

"Villas in the Park is great for home owners, great for us and great for the local economy. When we're officially at capacity, wewill have sold roughly $10 million in patio homes and $50 million in town homes in Fairview," says John Egnatis, co-founder and CEO of Grenadier Homes. "The area was largely underdeveloped until recently, but the Collin County community has many restaurant, retail and entertainment options now, and we're honored to be a part of that growth."

Egnatis attributes the success of Villas in the Park to a variety of factors, such as the community's amenities, location and the Grenadier Homes way of doing business, which is referred to by Grenadier Homes employees as "The Grenadier Way." The Grenadier Way is about listening to and guiding buyers through every step in the process, from pre-purchase to post-build, and asking them for feedback during every step to ensure a smooth transition into the perfect Grenadier home.

"Villas in the Park has done remarkably well despite the fact that it was being built and sold during the worst real estate downturn we've seen since The Great Depression. We can attribute this to many reasons. One of the most important is the fact that we listen to our customers to better understand their needs, and we tailor our products to meet them. Villas in the Park town homes were a direct result of that," said Egnatis. "Listening to our customers is the Grenadier Way."

Another key factor to the community's success is the social interaction of the residents who live there, which is facilitated by the front porches and patios. Every home in Villas in the Park has a front porch and/or covered patio, where residents can sit and enjoy the outdoors and easily converse with neighbors.
"The front porches and covered patios are close enough for residents to visit with each other comfortably, and they tell us that they love that," says Egnatis. "Plus, there's a terrific assortment of outdoor furniture, which supports what they're saying -- it's obvious that they spend a lot of time out there."

He adds that many of the Villas in the Park residents are seasoned buyers who look for high quality, luxurious homes that are more energy efficient and "life-sized," a phrase Grenadier Homes has coined to mean "better sized for the buyer's current life." All homes are Green Built(TM) Texas-certified and Energy Star(R)-rated, meaning they have been third-party tested and approved to ensure the highest levels of efficiency. Villas in the Park residents also enjoy a "lock-and-leave" lifestyle. The homeowner's association is responsible for all yard maintenance, so residents never have to worry about mowing, watering, weeding or similar activities.

"Grenadier Homes is planning to bring this product line to other communities in the DFW Metroplex to allow more residents to 'life-size' and give more seasoned buyers the opportunity to enjoy this kind of lifestyle while living near their grandchildren," remarked Egnatis.

Villas in the Park features attached town homes and detached patio homes. All homes have trellis patios or front porches surrounded by native landscaping. Homes range from 1,259 to 3,065 square feet inside and up to 343 square feet outside. The neighborhood is next to The Village at Allen and The Village at Fairview retail centers, and its key amenities include a community pool, a fitness center, a club house, hike and bike trails, a small fruit orchard and a park.

Town homes start in the lower $200,000 range, and patio homes start in the lower $300,000 range. Additional information is available at: http://www.grenadierhomes.com/properties/community/villas-in-the-park.

Grenadier Homes designs and builds semi-custom, custom, patio and town homes throughout the Dallas/Fort Worth Metroplex. It is recognized throughout the industry as a leader in customer satisfaction, workmanship, integrity, innovation and perseverance. Although the company was founded in 1990 by Anthony Natale and John Egnatis, Grenadier Homes can trace its roots back to the 1960s when Natale's father, Nick, built a custom-designed home for the Egnatis family. Natale and Egnatis became neighbors and close friends, frequently playing ice hockey together on Grenadier pond. The build had a major impact on them both, and later they created Grenadier Homes with that in mind -- to make a positive difference in people's lives through homebuilding.
