Noghreh is Busy Working on Two Conversion Projects: One in Bedford-Stuyvesant and One in Red Hook Brooklyn

Noghreh noted, the first project is a townhouse conversion in Bedford-Stuyvesant, in the Stuyvesant Heights neighborhood. The house sits on a beautiful tree lined block of Brownstones on one of the most desirable streets in New York City.
"The project will require a full gut renovation and will have a 30 foot extension to maximize the air rights on the property," Noghreh noted, adding that the property was purchased for just over $1 million. Once renovations are completed, he hopes to sell it for the mid $2 million range.
"The luxury renovations will be extensive and high end, thus justifying the price," he said.
The second project of Noghreh's is currently a four story four unit shell in Red Hook Brooklyn. Noghreh is currently in contract and hopes to convert the property to an 8-unit building.
Once again, Noghreh noted, this project requires extensive work and construction but he believes the location and the views will justify the $2,500-plus monthly rent each unit will generate.
Both of these properties, one recently purchased and another recently went into contract by Alex Noghreh, are part of a portfolio of over 100 units that he bought within the past 12 months, in all boroughs of New York City.
The demand for renovated town houses, condo conversions and renovated rental units in New York City are strong enough to have developers such as Noghreh invest heavily in these neighborhoods, he noted.
