The list is Sharket's first ranking of the timeshare industry in a specific market area, in this case, Orlando. The Sharket rankings are based on actual resales and indicate how well timeshares at specific resorts perform in the resale market.

"As far as we know, this is the first time anyone has attempted to put together a ranking of timeshare resorts in a specific travel destination based on transactions in the resale market," says Bob Schmidt, Chief Data Officer of Sharket Research LLC, the company behind the rankings and the Sharket.com website.

"If this ranking and our report show anything, it should make very clear that there is a significant and substantial amount of resale market activity taking place in the Orlando timeshare market," Mr. Schmidt adds.

The Orlando Timeshare Market Location

The Orlando ranking is limited to timeshare resorts located within the Orlando timeshare market – and only those with resale transactions.

As defined by Sharket, the Orlando timeshare market is similar to the Orlando travel/hospitality market area. It is comprised of Orange and Osceola counties as well as portions of Polk and Lake counties, and the various submarkets within those counties: Buena Ventura Lakes, City of Orlando including International Drive, Clermont, Davenport, Lake Buena Vista, Kissimmee, Ocoee, Poinciana, and Winter Garden. (Seminole County is also a part of the Orlando metro area, however it has no timeshare resorts.)

Timeshare Resales in Orlando – A $59 Million Market

"Overall, the Orlando market has 90 timeshare resorts and they generate more than 10,500 resale transactions and $59 million in resale volume annually," says Mr. Schmidt.

Mr. Schmidt continues, "By far the bulk of that activity is from the resorts in Sharket's Top 25 Orlando list. Our data shows the Top 25 Orlando resorts account for 7,400 timeshare resales per year and more than $57 million in resale volume."

All told, the Top 25 Orlando resorts comprise nearly 70% of the resale transactions and 98% of the dollar volume in the Orlando timeshare resale market, according to Sharket's data.

Timeshare Brands Dominate the Orlando List vs. Non-Brand Resorts

With the exception of Worldgate Resort, all of the Top 25 Orlando resorts belong to a resort group or brand.

Among the brands, Disney dominates the Orlando market, taking the top six spots on the list, eight of the top ten and eight of the Top 25.

Altogether, the Disney resorts represent 3,203 resales (43% of the Orlando Top 25 resorts and nearly 30% of the entire Orlando market for timeshare resales) and more than $46 million in resale dollar volume (81% of the Orlando Top 25 volume and 79% of the entire Orlando market resale volume).

Second is Marriott with five resorts in the Orlando Top 25 totaling 750 resales and $3.8 million in resale dollar volume.

Marriott has a total of seven timeshare resorts in the Orlando market. However, Marriott's Grande Vista resort clearly dominates the Orlando resales picture for resorts in the Marriott brand, alone accounting for 56% of all Orlando Marriott timeshare resale transactions and 60% of all Orlando Marriott resale volume.

Hilton and Westgate each have three resorts in the Orlando Top 25. Wyndham has two resorts and Diamond, Holiday Inn, and Vacation Village each have one resort on the list.

Other Orlando Timeshare Resales Observations

A number of other resort groups have one or more timeshare resorts in the Orlando market, but none ranked in Sharket's Top 25 Orlando list. This includes Bluegreen Vacation Club, Exploria Resorts, Festiva, Legacy Vacation Club, Vistana, and Vacation Resorts International.

In terms of the sheer number of resale transactions occurring annually, Disney's Saratoga Springs at 1,021 and Vacation Village at Parkway at 857 stand above all other resorts in the Orlando market.

When it comes to price, Disney's Bay Lake Towers tops the list with a median resale price of $17,600, followed by Disney's Villas at Grand Floridian at $16,000.

Total resale dollar volume leaders are Disney's Saratoga Springs at $13.3 million followed by Disney's Bay Lake Towers at $8.8 million.

How Sharket Ranks Timeshare Resorts

Sharket's analysis is based on the resale transaction activity, not on the vacation experience. No doubt a great vacation can be enjoyed at any of the more than 7,500 timeshare resorts around the world. However, for ranking, Sharket looks only at the number of actual resale transactions, the typical prices paid, and the total dollar volume of resales.

To rank timeshare resorts based on resales, Sharket has established a methodology for compiling transaction data as well as defining what is considered a resale transaction vs. a developer transaction. The methodology also covers scoring and ranking of each resort based on resale activity.

Sharket compiles transaction data primarily from county land records but also includes auction transactions, among other sources. So far, Sharket has compiled more than 1.2 million transactions across all resorts, of which more than 100,000 are resales.

To score a resort, Sharket has developed its "Saleability Score" which takes into account how many resales are occurring annually and at what price. Based on a scale of one to ten, the more resales annually and the higher the median price, the higher is the Saleability Score.

More than one resort can receive the same score, so in order to rank resorts, Sharket uses the dollar volume of resale transactions. Within the same Saleability Score, the higher the dollar volume, the higher the ranking. According to the Sharket methodology, the resorts with the best ranking are those with more resales at higher median prices and higher dollar volume than other resorts.

Conversely, resorts with a lower number of resale transactions, a lower median price and lower dollar volume, do not rank as well.

Disney's Saratoga Springs resort is the Number One ranked resort in both Sharket's Orlando list as well as Sharket's list of timeshare resorts nationally. Thus Saratoga Springs is the one to beat. With a Typical Price (median price) of $12,205 and more than 1,021 transactions yearly adding up to more than $13 million is resale volume, to beat out Saratoga Springs as number one in Sharket's ranking, a resort would have to have a Saleability Score of 10 and dollar volume of $13.3 million or more.
