Top 25 Timeshare Resort Ranking for 2016 - Sharket.com

CELEBRATION, FL / ACCESSWIRE / May 10, 2016 / Sharket.com, the timeshare market research website, has released its "Top 25 Timeshare Resorts" for 2016. The list is Sharket's annual ranking of the timeshare industry based on actual resales and ranks how well timeshares at specific resorts perform on the secondary market.

More than 20 percent of all timeshare resale transactions and more than 50 percent of the total resale market dollar volume takes place at the Top 25 resorts according to Sharket's research, underscoring the importance of the resorts on the list.

Disney Dominates for Second Year in a Row

In Sharket's 2016 Top 25 list, Disney Vacation Club is the big winner, as it was in 2015. Of the more than 1,400 resorts reporting sales in the Sharket database, only seven earned a perfect 10 Saleability Score, a proprietary score calculated by Sharket based on resale price and number of resales, and six are Disney Vacation Club resorts. The other resort with a perfect 10 on the 2016 list is Marriott's Grande Vista resort.

"Disney Vacation Club timeshares continue to enjoy a high number of resales and high median prices compared to almost any other resort," says Bob Schmidt, Sharket's Chief Data Officer. "Disney resorts are not actually the priciest timeshare resales - in the Top 25 that honor again goes to Starwood's Westin Ka'anapali in Hawaii - but the Disney resorts have a much higher number of resales. Disney's Saratoga Springs for example chalks up an incredible 1,021 resales on an annualized basis, more resales per year than any other resort, and the number of Saratoga Springs' resale transactions represents an increase of 20 percent compared to the data for last year's ranking," Schmidt says.

Resales Are Higher and So Are Prices

"The number of resales is higher at every one of the Top 25 resorts," Schmidt says. "Many resorts saw resale price gains as well. In fact, 15 of the Top 25 saw typical prices increase compared to last year," Schmidt adds.

Some highlights regarding the Top 25 list include:

  • Disney Vacation Club resorts take all of the top six rankings, eight of the top ten, and eleven of the top 25.
  • Two Marriott Vacation Club resorts appear in the top 10, and six in the Top 25.
  • No Hilton Grand Vacations Club resorts appear in the top 10, but five Hilton resorts are in the Top 25.
  • Geographically speaking, Orlando area resorts dominate, appearing ten times in the Top 25, while fourteen of the Top 25 are located in Florida.
  • Hawaii resorts appear nine times.
  • Hilton Grand Vacations Waikoloa, Hilton Grand Waikikian, Marriott Cypress Harbour, St. James Place, Disney's Grand Floridian and Disney's Aulani resorts rank in the 2016 Top 25 but did not appear on last year's list.
  • Resorts in the Top 25 last year, but not on the list this year, include Marriott's Timberlodge, Marriott's Newport Coast, Hilton's Casa Ybel, Hilton Hawaiian Village - Lagoon Tower, Hilton Grand Vacations Club at Sea World and Plantation Club at South Seas Resort.

Only One Independent Resort in the Top 25

The only timeshare resort on Sharket's Top 25 that is not affiliated with a major brand is St. James Place resort located in Beaver Creek, Colorado with a ranking of 21.

Resale Volume is Up Compared to the 2015 Ranking

The Top 25 resorts comprise a total of 5,656 average annual resale transactions and $75 million in average annual resale volume compared to 4,762 resales and $58 million in volume in the 2015 rankings.

"The Top 25 represent 21 percent of all timeshare resales based on transactions and a whopping 55 percent of the total dollar amount of a resale transactions tracked by Sharket. Comparable figures based on 2015's list are 16 percent and 49 percent, respectively," Schmidt adds.

Transaction Gainers

Animal Kingdom has the highest increase in resale transactions among the Top 25 with an increase of 250 resales compared to 2015 rankings and almost $4 million in year over year resale volume, according to Sharket's data which is calculated on an annualized basis.

Other gainers in total resale volume include Disney's Saratoga Springs, Bay Lake Towers, Grand Floridian and Boardwalk Villas, all of which saw gains of $1 million or more in resale dollar volume, according to the figures compiled by Sharket.
